Your first step after experiencing a significant storm event is to determine whether the damage is substantial enough to warrant a claim. A local, licensed contractor has the hands-on expertise necessary to make this assessment accurately.


At Kivori, we evaluate the exact extent of the damage, cross-reference it with local building codes, and calculate the approximate cost of repairs. This helps you determine if filing a claim genuinely aligns with your financial needs and policy guidelines—before you call your carrier. Best of all, this initial digital assessment and inspection is completely free of charge.


Every property is unique. Even if storm damage is present, filing a claim is not always the smartest financial choice. Insurance providers do not inspect your home to look out for you; they simply process the claims reported. If your actual damage totals less than your deductible, filing a claim can result in zero financial assistance, a permanent claim recorded against your property history, and potentially increased premiums. We recommend repairs or replacements only when structurally necessary—such as addressing active leaks or preventing inevitable future failures. In our region, wind and hail are the primary threats to residential structures, and this damage can be incredibly deceptive because it rarely leaks immediately.


  • Hail Damage: When hail strikes an asphalt shingle, it dislodges the top layer of protective ceramic granules and fractures the underlying fiberglass mat. Granules are your roof's only shield against UV radiation. Once they are gone, the sun rapidly deteriorates the exposed asphalt, creating brittle areas that inevitably turn into major water intrusion points.


  • Wind Damage: High winds break the factory sealant strip (the tar line) that bonds shingles together. Once broken, dirt and storm debris seal into the sticky tar, preventing the shingle from ever re-sealing itself. This allows shingles to flap, crease, and eventually blow completely off the roof, exposing the bare underlayment to the elements.


For retail, cash-paid projects, getting three bids is excellent practice. However, insurance claims require a completely different approach to remain strictly compliant with Colorado law.


When dealing with an insurance claim, searching for the "lowest bid" is irrelevant because all legitimate contractors will ultimately charge the exact same price—the price established by the insurance carrier's software parameters. Under Colorado Senate Bill 12-038 (SB38), contractors must charge the exact scope of work required to complete the project up to code, and insurance sets those exact market rates.


Furthermore, Colorado law explicitly states it is a felony for a policyholder to profit from a property claim or evade paying their legal deductible. Soliciting cash bids to find a cheaper price to "absorb" or "waive" your deductible can be legally interpreted as insurance fraud.

The timeline for a restoration project depends heavily on the complexity of your property and your insurance carrier's response times.
